Tires use a waxy substance and carbon black to protect themselves from UV rays and the environment. As a tire rolls, the tire squeezes very small amounts of the waxy substance to the surface to protect the rubber. The carbon black turns gray as it is attacked by the UV rays. You do not want to use a product with silicon since silicon attacks the waxy substance. You also do not want a greasy surface, since this will attract dirt. Make sure that whatever use use as a protectant, that the tire is very clean first. One step products are for people who do not care about their cars or who are ignorant of the consequences. There is no magic. It requires a lot of work to keep tires in excellent condition.
