I bought my 97 528i from an individual 26 months ago and paid $35K. It had 20000 miles and included the premium package, fold down rear seats and upgraded wheels (AC Schnitzer) and tires. I checked KBB when I bought this car and it said the car was worth $40K. I could have bought a new one for that.
As you said KBB is not realistic and should never be used when buying a car. The NADA which is available at most libraries and banks is much more accurate. NADA says that the car you are looking at is worth about $29K retail. If it is certified, you can expect to pay extra for that.
