I had the same frustrating experience a few months ago but finially got my UT to work with a changing frequency opener. Check your garage door opener operating manual if you still have it, if not, try this.

Program the UT as you have before, i.e. (hold both outside buttoms to erase, then hold your remote control unit up to UT, hold selected button on UT, etc). At this point, my UT would blink very quickly but not open the garage door.

Now go to your garage door opener unit and look for a "Code Learn Button" on the back of the unit. Press this button and a radio signal indicator light should start blinking about 2 times per second. This means the opener is now set to accept a new signal. Quickly (within 30 seconds) go press the UT button you programed in the car. The "Code Learn Button" on the garage door opener should then stay on solid. Press the UT button one more time and the "Code Learn Button" on the garade door unit should go out.

Make sure the car is close to the garage door opener throughout this process.

The UT button should now work. It has been awhile since I programed my unit, I hope I haven't forgotten a critical step, but give this a shot.
