Steve is absolutely right.

I replaced the rear seal twice before finally realizing the leak was comming from the selector shaft seal.

You'll need to support the car up as high as you safely can if you plan to tackle this job yourself. This is because you'll need as much room as possible to work comfortably while you try to dig that old seal out. It can be stubborn.
