Perhaps you can leave the chain, etc., to the new owner who should probably invest in a top-end rebuild? Just a thought. Or, perhaps I misunderstand and you're taking offers till you have the timing chain replaced. In that case, you should do the top-end as well.
You're half-way there already if you're redoing the sprockets and such. You disturb the front of the head gasket anyway, why not do the whole thing. It is a bit more labour and about $600 for the head machining work.
I'd say measure the bottom end as well, but those bits are pretty robust.

Nice 325iS: $6k (available EASILY in the Atlanta area)
Nice E30 M3: $15k (tough to find)

I don't know...looking for a E30 M3 or a REALLY nice 325is?? Taking offers now...its going to the shop in the morning for the timing chain...
