91 850i failed leak down compression test (archive)

I took an 850i to my mechanic here in oklahoma (indepedent bmw service facility). The car has 58k miles and the technician informed me that the car failed the leak down test by 20%. he said the car is going to need the heads worked on and that one of the valve was bad. He told me that the job would cost about $5000.00 but after it was complete the car would have a new engine basically. Is this common for these models? Would this occur again? Is it possible for this to happen with the low miles? What causes this to happen? Last but not least, would you purchase the car after it has been repaired or would you find another vehicle. Thanks for your help. I'm new at this 8 series car but I do like them.
