It's easier to remove to termostate housing when you remove to fan, but you will need a "special" tool.
I have replaced my thermostate twice on my 850CSi -95.
As you correctly mentioned it's har to remove the bottom bold, but it can done.
I think i did it without any extender on my wrench.
