He replaced the clutch and put in a short throw shifter 2k miles ago. Used only Mobil 1. New caps, rotors, and front brakes at 115k. New hoses at 99k. The a/c does not work and it seems the condenser will need to be replaced (how much will this cost?)The car drives smoothly, no hesitations, smooth idle. I spoke to the previous owner who said the head gasket blew, and he had the "entire gasket replaced" at 90k.

You didn't mention that the car was serviced at a bmw dealer, if in fact it was, there are probably service records that will reflect how the car was maintained. If the service records are intact and the car is meticulous, then 12 isn't too bad if the a/c works. Use the a/c for buying leverage, as Jeff said, they are big bucks to repair and you will be out that on top of the 12 grand. Not good, keep looking..
