$600 is a bit optimistic, but the $800 range is realistic. It will not be anything like $1100 a month. I had a loaded 98 M3 ($43K) and leased it for less than $600 a month including all taxes with 'no money down'. Grant it, the money factor is a little higher these days and the price is 25% higher which would constitute a $800 range give or take.

The residual value is an industry given number not made up by the dealer that is determined by history resell values. Be thankful that the BMW M3 over history has one of the highest residuals of any car on the market.

example: I had a friend that was looking at a convertible TransAm the same time I was looking at my 98 M3. Although the TransAm was more than $10K less, my lease payments were less than the lease payments he could get because the Trans Am's residual was so poor.

Where the dealer will get you is the money factor. Divide the money factor by 2400 to get an estimated interest rate.
